Clerkenwell
The acquisition of the Clerkenwell Estate in 1995 was significant in that the Company became the largest property owner in that area of London and had the opportunity to lead its regeneration. The acquisition involved the freehold interest of seven acres of EC1, including 45 buildings totalling circa 900,000ft² (83,500m²).
Over the subsequent period the Company converted substantial parts of the Estate into residential lofts and refurbished studio offices and retail space. New build office followed.
The infrastructure of the area was upgraded in co-operation with the Local Authority and the area is now recognised as a fashionable residential area and an office location favoured by the media, IT companies, architects and law firms. Residential values have moved from £150 / ft² to £450 / ft² and offices rents from £10 / ft² to £35 / ft².
